Is Your Home's Air Making You Uncomfortable? An IAQ Guide
Dust, dryness, and stale air are HVAC problems too — here's what actually improves indoor air quality.

Your HVAC system is the lungs of the house — every hour, it circulates the air your family breathes through its filter, coil, and ductwork. When indoor air quality slips, the house usually tells you before a meter does. If any of the symptoms below sound familiar, the fixes are more systematic (and more honest) than buying a gadget off a shelf.
The symptoms your house is showing you
- Stale, stuffy air — rooms that feel "used" shortly after you air them out, lingering cooking odors, that closed-up smell when you come home.
- Allergy flare-ups that are worse indoors — if symptoms improve when you leave the house, the house is the exposure.
- Condensation on windows — persistent moisture on the glass, especially in bedrooms overnight, means indoor humidity is too high and ventilation is too low.
- Musty smells — particularly near floor registers or in rooms over the crawlspace. Musty means microbial, and microbial means moisture is getting in somewhere.
- Dust that returns days after cleaning — a filtration or duct-leakage signature, not a housekeeping failure.
Why the Pacific Northwest is its own IAQ climate
Three local realities shape air quality in South Sound homes. First, crawlspace moisture: most homes here sit over vented crawlspaces that stay damp much of the year, and leaky return ducts can pull that musty, humid crawlspace air directly into the airstream you breathe. Second, tight modern construction: newer and newly weatherized homes hold conditioned air well, but they also hold moisture, odors, and pollutants — a tight envelope without deliberate ventilation trades energy efficiency for stale air. Third, wildfire smoke season: late summer now reliably brings days when the outdoor air is worse than the indoor air, and the goal flips from "bring fresh air in" to "filter what's already inside." A good IAQ setup handles both modes.
The upgrade ladder, in honest order
- Source control first. The cheapest air to clean is air that never got dirty. Fix the crawlspace moisture, seal the return leaks, vent bathrooms and the kitchen range outdoors, deal with the water intrusion. No filter upsell fixes a moisture source — and any assessment that skips this step is selling, not solving.
- Filtration second. Upgrading from a basic fiberglass filter to a properly sized MERV 13 media filter captures far more of the fine particles that matter — smoke, dander, pollen. The catch: higher-MERV filters resist airflow more, so they must be matched to your blower and duct system, sometimes with a larger media cabinet. Jamming a restrictive filter into a slot designed for a cheap one creates a new problem.
- Ventilation third. Tight homes need deliberate fresh air. An ERV or HRV (energy/heat recovery ventilator) exchanges stale indoor air for fresh outdoor air while transferring heat between the two streams, so you're not paying to condition the outdoors. This is the structural answer to condensation and stuffiness in tight homes.
- Purification last. UV lamps and air purifiers have a legitimate role — keeping the indoor coil free of microbial growth, knocking down odors and airborne contaminants — but they belong at the top of the ladder, after the fundamentals. A purifier bolted onto leaky ducts and a moldy crawlspace is treating symptoms.
What an IAQ assessment actually measures
A real assessment is measurement, not a walkthrough with a brochure. Expect a look at particulate levels, humidity readings through the house, CO2 as a proxy for ventilation adequacy, the condition of the filter and coil, and duct integrity — especially the return side and anything running through the crawlspace. The output should be a prioritized plan that starts at the bottom of the ladder, sized to your home and to who lives in it. If the first recommendation is the most expensive device on the truck, get a second opinion.
