Hot & Cold Spots: Causes and Fixes
Rooms that never match the thermostat usually have an airflow, ductwork, or zoning problem.

When one room is an oven and another is a freezer while the thermostat insists everything is fine, the problem is almost never the thermostat. It's that conditioned air isn't reaching every room in the amount each room actually needs. One thermostat in one hallway is making decisions for the whole house — and the rooms farthest from it, physically or duct-wise, lose. Here's what breaks even temperatures, and the ladder of fixes from lightest to heaviest.
Why do some rooms never match the thermostat?
- Duct design and balance. Ducts are sized and routed when the house is built, often to a budget rather than a load calculation. Long runs, tight bends, undersized branches, and leaks all mean the last room on the line gets a fraction of the airflow the first room does. This is the most common root cause we find, especially in older South Sound homes.
- Stack effect in two-story homes. Warm air rises. In winter it collects upstairs while the first floor stays cool; in summer the upstairs bakes because heat rises and the sun loads the roof. A single system with one thermostat physically cannot satisfy both floors at once — it splits the difference, and both floors notice.
- Additions that outgrew the system. A converted garage, a bonus room over the garage, a bumped-out primary suite — if the original system and ductwork weren't resized for the new square footage, the addition runs on leftovers. These rooms are reliably the worst in the house.
- Sun-exposed rooms. A west-facing room with big windows gains heat all afternoon. The thermostat in a shaded hallway has no idea, so the system doesn't respond until the whole house warms — long after that room became uncomfortable.
- The closed-register myth. Closing vents in unused rooms feels thrifty, but it doesn't redirect air so much as raise pressure in the duct system, which increases leakage, strains the blower, and can ice a coil or overheat a furnace. If you've been managing comfort by closing registers, open them back up — it's making the underlying problem worse.
The fix ladder, lightest to heaviest
- Balancing. A technician adjusts dampers at the duct branches (not the room registers) so airflow matches each room's actual need. Cheap, fast, and often meaningfully better — though it can't create airflow the ducts can't carry.
- Duct sealing. Sealing leaks in crawlspace and attic runs delivers more of the air you're already conditioning to the rooms it was meant for. Frequently the highest-value step in older homes.
- Zoning dampers. Motorized dampers plus a thermostat per zone let upstairs and downstairs (or the addition) call for air independently. This directly attacks the stack-effect problem in two-story homes, provided the ductwork can support it.
- A ductless head for the problem room. When one room's issue is structural — an addition on leftover ductwork, a sun-baked office, a bonus room the ducts barely reach — a ductless mini-split head gives that room its own independent heating and cooling with its own thermostat, no duct surgery required. It solves the room without asking the rest of the system to compromise.
When redesign is the honest answer
Sometimes the ductwork is so undersized or the system so mismatched to the home that no amount of balancing or spot-fixing gets there. In that case the honest recommendation is a whole-system redesign — a real load calculation, room by room, and equipment and ducts sized to it. That's a bigger conversation, but it beats years of paying to band-aid a system that was never going to work. A good assessment starts by measuring what your rooms and ducts actually do, then recommends the lightest rung on the ladder that genuinely solves it.
