Ductless Mini-Splits: The Evaluation Guide

Ductless wins when you have no ducts, uneven rooms, or an older home worth preserving: up to 35 SEER2 efficiency with zero duct losses. Here is how to decide — and how many zones to buy.

What is a ductless mini-split, in one paragraph?

A mini-split is a ductless heating and cooling system: an outdoor compressor connected to one or more wall-, ceiling-, or floor-mounted indoor units through a conduit that needs only a three-inch hole in the wall. Most models are heat pumps, so a single system heats in winter and cools in summer, and each indoor unit is its own independently controlled zone. Because there are no ducts, there are none of the duct losses that swallow 20–30% of a central system's conditioned air before it reaches a room.

Mini-split or central air — which is better for your home?

It depends on one question above all: do you already have ductwork in good condition? If yes, central air remains the simpler whole-home choice, with modern units reaching up to 26 SEER. If no — or your ducts are old and leaky — ductless usually wins: top mini-splits reach up to 35 SEER2, avoid duct losses entirely, and install without tearing into walls and ceilings. Ductless also wins for room additions, converted garages, chronically hot upstairs bedrooms, and any situation where different rooms need different temperatures, because zoning is built in rather than an add-on. Versus window units, it's not close: mini-splits run as quietly as 19 decibels, don't block a window, filter the air properly, and heat as well as cool.

For the South Sound's older housing stock the case is strongest of all: plaster walls, tight crawlspaces, and historic trim make retrofitting ducts invasive and expensive, while a mini-split preserves the architecture — and a well-maintained system can run 20–30 years. How many zones do you actually need?

The working rules: one zone per room separated by a door; open-concept spaces can share a zone; bathrooms, hallways, and closets don't need their own. By home size, that typically means 1–3 zones under 1,200 sq ft, 2–4 zones to 1,800 sq ft, 3–5 zones to 2,500 sq ft, and 4–6 beyond — with residential outdoor units supporting 2–8 zones each. Single-zone systems are cheaper and ideal for one problem room; multi-zone systems solve the whole house but concentrate everything on one outdoor unit, so sizing each indoor head correctly matters more, not less.

What are your real options for a home without ductwork?

If your house has no ducts, the honest option list is short: window units, portable ACs, or ductless. Window units are the cheap entry point but block a window, roar by comparison (mini-splits run as low as 19 dB — library-quiet), filter poorly, and cool only in one direction; portables are the least efficient of all, venting their own waste heat through a hose. A mini-split costs more upfront but is the only option on the list that also heats, that zones room by room, and that appreciably lowers the operating bill — and because most mini-splits are heat pumps, qualifying models are eligible for the rebate layers covered in our Washington rebates guide. Installation is a single visit for most single-zone setups: the indoor head mounts to the wall, the conduit passes through a three-inch hole, and the outdoor unit sits on a pad or brackets — no drywall surgery, which is exactly why the option fits the South Sound's older housing stock so well.

Single-zone or multi-zone — which architecture fits?

Once you know your zone count, the architecture question follows. A single-zone system (one outdoor unit, one indoor head) is the cheap, reliable answer to one problem room — the converted garage, the addition, the office over the kitchen. A multi-zone system runs several heads off one outdoor unit, which saves outdoor real estate and installation cost per zone, but couples every room's comfort to one compressor: size it wrong and every zone inherits the error, and a compressor failure takes the whole house down at once. Where do ductless projects go wrong?

Three failure modes account for most disappointments: over-zoning (paying for heads in rooms that never needed independent control), under-sizing or over-sizing heads (the same short-cycling and humidity problems central systems get — the sizing math in our replacement & sizing guide applies head by head), and neglecting the washable filters and outdoor coil, which on a year-round heat pump accumulates wear twice as fast as a summer-only AC. None of these are reasons to avoid ductless; all of them are reasons to have the layout designed by someone who does it weekly.
