HVAC Maintenance & Protection Plans
A maintained system lasts 15–20 years; a neglected one can fail at 10. Here is what a real maintenance visit includes, what the mild-climate myth gets wrong, and how to weigh a plan.

What does HVAC maintenance actually include — and what is it worth?
A professional maintenance visit is a defined checklist, not a glance and an invoice: thermostat testing and calibration, electrical connection checks with voltage and amperage readings, indoor and outdoor coil cleaning, refrigerant level and leak checks, condensate drain clearing, blower and motor inspection, lubrication of moving parts, safety-control and heat-exchanger testing (including carbon monoxide checks on gas equipment), a full startup test, and a written performance report. If your technician skips most of that list, you're not getting maintenance.
The payoff is measurable. Regular preventive care can extend equipment life by up to 48% and prevents the 10–25% efficiency loss that accumulating dust and wear otherwise impose — a maintained system lasts 15–20 years where a neglected one may fail at 10. Just as concretely: most manufacturers require documented annual service to honor their parts warranty, so skipped tune-ups can quietly void coverage you already paid for.
Does our mild climate mean you can skip it?
No — and this is the most expensive assumption South Sound homeowners make. Because systems here run fewer hours than in extreme climates, it feels safe to coast. What can you safely do yourself — and what needs a licensed tech?
The homeowner's share is real but bounded. Do heat pumps change the maintenance math?

Is a maintenance plan worth it for you?
